Our house had been on the market for six months with another realtor. It was just at the time when the housing market started its decline. Since our house did not sell, we decided to switch realtors, and our daughter recommended Jerry who had helped them both buy and sell a home. In fact, we listed with Jerry at the same price as before.
We met with Jerry, and he told us of his excellent track record of selling homes. He explained the importance of advertising and getting the home as much exposure and necessary. The decisions of purchasing a new home are often lengthy, challenging, and confusing. As a first time home buyer it was even more important for me to establish a relationship with a realtor that understood my circumstance and was able to walk me through the process of purchasing a home from start to finish. Just wanted to let you know how much the right agent is important in purchasing a home. As you know the house I purchased in April did not initially have the Buyers Warranty. We made it part of the agreement of sale. Well, it became a great factor when on Sunday July 2, after having my family over for the annual holiday Bar B Q that while cleaning up I noticed I was sweating. Checked the a/c vents and found nothing but warm air coming into the house.
Long story short, the warranty company sent out one of its local heating and air companies, first replacing 2 warn capacitors, and then on July 10 came out again and replaced my entire outside unit. The pocket cost to me was a mere $225. Had I not have had the warranty, it would have cost me thousands of dollars.
